Home inspections before listing

I know for a fact that you have worked HARD to get your home to the point where you think it is ready to sell. And you’ve undoubtedly sacrificed time away from your other hobbies to make this happen.

I also realize that in this soft real estate market, the pressure to get your home in front of more people and to have your home ready to sell is very important. So don’t let your sale hang in the balance by a clueless home inspector. Did you know that 85% of home inspectors don’t understand that they are part of the real estate transaction? I think this is almost criminal.

Find a home inspector in your area who offers pre-list inspections. You should probably ask your real estate agent for references on this before making random phone calls. Most of them don’t even take care of their customers after the sale. They just turn in a poorly written inspection report and leave it alone to clean up the mess! This information was gathered from a survey I conducted with some of the local real estate agents in my area, so there is actually real data to back this up.

Home inspectors shouldn’t be the deal killers in the deal. Professional real estate agents have been referring their clients to professional home inspectors who can report their findings in a neutral and non-alarming manner. Home inspectors must provide thorough, accurate, and NON-SCARING home inspections for their customers. Sure, at the end of the day the house is still the house; but the inspection results are conveyed in a neutral manner that WILL NOT SCARE YOUR BUYERS.

I know that many of the real estate agents and homeowners reading this will not be able to easily find home inspectors who meet these criteria, so I am going to list the six qualities that your home inspection company should have as a core value: Quality professional Home inspectors must adhere to these every day.

1. Home inspection companies will broadcast the inspection results in a way that minimizes the chances of scaring your customer!

2. When your client receives a full home inspection, you will greatly reduce potential complaint callbacks!

3. A firm rule of thumb is that your client will never hear the word “Code” on any inspection by a professional home inspector (except for new construction).

4. You should have complete confidence in knowing that your inspector is certified, will perform professionally, and has been constantly reviewed to verify that it meets the highest TREC and TAREI standards!

5. You want to be sure that your recommendation will make you shine in the eyes of your client and that they will be particularly pleased with the Inspection Company’s professional appearance, even on their shoe covers!

6. Enjoy the convenience and freedom of choosing to schedule an inspection seven days a week!
